What is the expected possession date?
Featherlite Signature is on track for possession by July 2027. The project is actively under development, with pre-leasing discussions currently underway. Early-stage tenants benefit from the ability to influence fit-out specifications and floor selection.
What approvals and permits does the project hold?
The project is being developed in compliance with all applicable GBA, BDA, Fire NOC, PCB NOC, BWSSB NOC, Bescom Clearance HAL & AAI Clearance and Karnataka government regulations governing commercial land use and IT/ITES developments. Completion Certificates (CC) and Occupancy Certificates (OC) will be obtained from the relevant authorities upon project completion. All environmental clearances and fire safety compliance follow applicable national and local standards.
What are the parking provisions?
Signature provides a total of 414 car parks and 230 bike parks across 2 basement levels, with independent vehicular entry and exit ramps to ensure smooth circulation. Is the project available for sale or lease?
Featherlite Signature is primarily available for lease. The building is designed to accommodate single-floor tenants as well as large occupiers requiring multi-floor campus configurations, with floor plates ranging from 10,000 to 40,000 sq. ft. per floor.
What is the typical lease structure and minimum tenure?
Typically structured for a lease term of 9 years, with a 5 year lock-in period, and 10 months of deposit. Featherlite’s leasing team provides tailored commercial proposals based on specific space requirements and business timelines. Please reach out to us directly for indicative terms.
Are CAM (Common Area Maintenance) charges applicable?
Yes, CAM charges are applicable and cover the comprehensive upkeep of all common areas including security services, housekeeping, landscaping, lift maintenance, HVAC common systems, DG backup for common areas, fire system maintenance, energy management, and facility management operations. CAM charges are structured transparently and are competitive with market norms for comparable Grade-A properties on ORR.
What is the typical security deposit?
Security deposits are typically in the range of 6 to 9 months’ rent, depending on the total lease quantum and tenure committed. Exact terms are subject to negotiation and are specified in the lease agreement.

What makes Featherlite Signature a genuinely sustainable building?
Sustainability is built into every system at Signature, not bolted on as an afterthought:
Energy: 175 kWp rooftop solar array generating approximately 265,126 kWh annually. Offsite solar power with I-REC certification. Together, onsite and offsite renewables cover 100% of the building’s projected energy needs. Screw compressor high-delta chillers with VFD technology ensure high part-load efficiency. The hybrid HVAC system comprises 2 × 350 TR water-cooled chillers and 1 × 350 TR standby air-cooled chiller.
Water: 220 KLD MBR Sewage Treatment Plant with 198 m³/day of treated water reused onsite — achieving 100% water recycling. 200 KL rooftop rainwater harvesting tank and 100 KL surface runoff tank, plus 10 recharge pits.
Waste: Segregated waste management for glass, metal, e-waste and organic waste. 1 × 500 kg Organic Waste Composter on-site.
Financials for tenants: Signature’s sustainability features are estimated to deliver approximately ₹1.4 Crore in annual savings per tenant occupying a typical floor, through energy efficiency, water recycling, space optimisation, and access to the rooftop café eliminating the need for internal pantry allocation.
Legal & Documentation
What documents should be verified before signing a lease?
Before executing a lease at any commercial property, prospective tenants are advised to review: the registered lease deed, Occupancy Certificate (OC), Completion Certificate (CC), fire safety NOC, environmental clearance, BBMP/BDA sanctioned plan, property title and encumbrance certificate, and confirmation of commercial land-use zoning. Featherlite Developers will provide all required documentation as part of the due diligence process.
Does the project comply with commercial zoning and IT/ITES land-use regulations?
Yes. Featherlite Signature is developed on land designated for commercial IT/ITES use, in full compliance with BBMP, BDA, and Karnataka government regulations. The project follows all applicable fire safety standards under NBC (National Building Code) guidelines and environmental norms.
Are fire safety and environmental clearances in place?
The building is designed and constructed to NBC fire safety standards, incorporating automated smoke vents, pressurised stairwells and lift lobbies, 2-hour fire-rated structural elements, refuge balconies on the 6th and 9th floors, and a fully compliant sprinkler and detection system. All requisite fire safety NOCs and environmental clearances are being obtained in accordance with the project’s construction and approvals timeline.
Property Management & Security
Who manages the property and day-to-day operations?
Featherlite Signature is managed by Featherlite Developers’ dedicated in-house property management team — the same team that manages their existing operational assets including Featherlite The Address, Bangalore, and The Address, Chennai. Tenants benefit from a single point of contact for all operational matters, with 24/7 facility support.
What security infrastructure is in place?
Security at Signature is built on a 3-tier system combining technology, physical infrastructure, and access management:
- 24 × 7 CCTV surveillance across all common areas, entry/exit points, and basement levels
